Functional Home Inspection:

Service Description & Checklist

Our Functional Home Inspection is a general-purpose visual assessment of the main systems and components of a residential property. This inspection is non-invasive and is intended to identify any obvious or visible issues that may affect the home’s functionality, comfort, or safety.

The following areas are visually inspected as part of this service:

Exterior Inspection

  • ☐ Inspect siding, stucco, or exterior walls for visible damage or deterioration

  • ☐ Check visible foundation areas for cracks or shifting

  • ☐ Examine windows and doors for proper seal and operation

  • ☐ Review visible roofing components (from ground level)

  • ☐ Check gutters and downspouts for proper drainage and condition

  • ☐ Observe driveway, walkways, and exterior stairs for damage or hazards

Interior Inspection

  • ☐ General walk-through of interior rooms to check for signs of damage or wear

  • ☐ Inspect ceilings, walls, and floors for cracks, stains, or unevenness

  • ☐ Test doors and windows for proper opening/closing and visible damage

  • ☐ Check for signs of water damage, leaks, or mold

Heating & Cooling Systems

  • ☐ Operate heating system to ensure it turns on and runs as expected

  • ☐ Operate cooling system (if present) to ensure basic functionality

  • ☐ Inspect visible HVAC components (vents, registers, thermostat)

Plumbing System

  • ☐ Run all faucets to check for water pressure and drainage

  • ☐ Inspect under-sink plumbing for visible leaks or corrosion

  • ☐ Flush toilets to confirm proper operation

  • ☐ Check visible water heater and plumbing connections for signs of wear or leaks

Electrical System

  • ☐ Open electrical panel to check for signs of overheating or damage (no testing performed)

  • ☐ Test a representative sample of switches and outlets throughout the home

  • ☐ Identify visibly damaged or non-functional outlets or cover plates

  • ☐ Note the presence (or absence) of GFCI outlets where required (e.g., kitchens, bathrooms, exteriors)

Important Notes:

  • This is a visual-only inspection. No invasive methods (e.g., opening walls, removing fixtures) are used.

  • This is not a code-compliance or safety certification.

  • All findings are noted and reported to the client. Recommendations for further evaluation by licensed specialists may be provided if issues are identified.
